New Tenant? Set Up Your Account

To access your account for the first time, click Tenant Login and follow the prompts, or click the “Sign Up” button. Use the email address you provided during the leasing process and the address of your rental property. Your login information will be emailed to you. Contact our office if you need assistance.

Pay Rent

The best way to pay your rent is online. Paying online saves you the time and hassle of bringing a rent check to the office, helps you pay on time, and is the most secure, accurate, and efficient payment method. Simply log in to your tenant account and follow the prompts to make a single payment, or set up recurring payments each month so your rent is always paid on time by the due date.

Request Maintenance

There are two ways to request maintenance or repairs:

  • Log in to your tenant account and complete a Service Request for maintenance or repairs, describe the issue and upload photos.
  • Call our 24-Hour Maintenance Hotline to request maintenance.

If it is an emergency, please call us immediately. If the situation involves a serious water leak, locate the main water valve in your rental home and turn it to the off or closed position, then call us right away.

Maintenance Emergency?

An emergency is any condition that causes injury, threatens your health, or causes serious property damage, such as:

  • Water leaking uncontrollably or flooding
  • A gas leak
  • A fire
  • No heat
  • A lockout

If there’s a serious water leak, locate your home’s main water valve and turn it to the off position. Then call us immediately.

Before Requesting Maintenance

For faster resolution, review these quick fixes before calling maintenance. You’ll also find helpful maintenance tips and advice in your tenant account, and some common issues have a fast fix you can handle in a minute.

If this happens Try this first
Smoke detector won’t work when tested Check and replace the battery monthly. Notify maintenance at once if it still doesn’t work.
Smoke detector beeps softly on and off Check and replace the battery.
No power to plugs or switches Check the breaker panel or fuse box, then reset the breaker.
Garbage disposal won’t work Push the reset button on the disposal, or use an allen wrench to turn it free.
No hot water Check the thermostat on the hot water tank. Is the pilot light lit? Check the breaker panel or fuses.
Hot water is too hot Check the thermostat on the tank and turn it down.
Faucet or toilet leaks Turn off the water at the fixture (under the sink or at the toilet valve) and notify maintenance.
Toilet plugged Try a plunger. If it’s still plugged, call maintenance.
Sink plugged Remove hair and debris from the drain.
Heater not working Check the thermostat, buttons and pilot lights, that the furnace covers are on correctly, and whether a breaker tripped.
Dishwasher won’t drain Clean food from the bottom and clean the float. Rinse dishes before washing and use a rinse aid monthly to prevent hard-water buildup.
Refrigerator too warm or too cold Check the thermostat is set correctly, keep the front and back grills clean, and clear the drain hole.

Pet Information

Some of our rental properties allow pets. Homeowner preferences and insurance policies generally determine what type and how many pets are allowed. To find a pet-friendly rental home, search the available properties, click Amenities, and select Pets Allowed (and Fenced Yard, if you’d like).

Pet Application

Many Real Property Management rental homes allow pets. If you have a pet, please ask about our pet policy. We welcome pets in homes that allow them, but we must ensure tenants are responsible pet owners who respect other residents in the area. Both landlords and tenants should stay up to date on the city ordinances that govern pet ownership. The list below isn’t exhaustive, but it covers the main questions pet owners and landlords tend to have.

Real Property Management’s Pet Restrictions

Each rental home may have unique restrictions for pets depending on the type, number, and size of the pet, and city pet ordinances limit the number of pets per owner (with exceptions for newborn litters). Most rental properties do not allow certain dog breeds, including Dobermans, Rottweilers, Chows, and Pit Bulls, because property liability insurance policies will not cover injuries caused by these breeds. Tenants who have pets are asked to maintain their own liability insurance for their pets.

General Rules and Regulations

Most cities and counties have pet ordinances that all residents must follow. Below are common ordinances, but always check with Animal Control in your local area to make sure you understand and comply with every pet rule:

  • Register your dog or cat with the city within the required timeframe after acquiring the pet, keep the license tag attached at all times, and renew the license periodically.
  • Keep your pet on a leash any time it is off your residence, except in officially designated off-leash areas.
  • Keep dogs and cats in heat in a secure enclosure to prevent exposure to free-roaming males.
  • If your dog bites a person or another animal, notify the police or an animal control officer immediately, do not leave until an officer authorizes it, assist the victim as needed, and provide your contact information.
  • Control your dog’s barking day and night. Police may impound a dog that barks incessantly if the owner can’t be reached.
  • Always clean up after your pets as a courtesy to your neighbors and the surrounding property.

Moving In

As you prepare to move in, here are a few items to help ensure a successful stay. When you sign your lease, we’ll provide a manual detailing the information you need to enjoy and care for your new home, along with login information for your own tenant account. Please keep this manual handy for easy reference throughout your stay.

Move-In Assessment

Within 5 days of moving in, go through your new home thoroughly, then email us a completed Inventory and Condition Form along with photos that visually verify the conditions you describe on the form. The completed form stays in the leasing department and does not constitute a maintenance request. If during your assessment you find anything that needs maintenance, please submit a maintenance request through your online tenant account. We want you to enjoy your new home and will work with you to keep the property well maintained.

Tenant Responsibilities

As a resident of a home managed by Real Property Management Ventura County, we want you to treat the home as if it were your own and be respectful of your neighbors. Taking good care of the property also leads to a faster return of your deposit when you move out. Your lease outlines your full responsibilities, but in general, tenants are expected to:

  • Keep the property clean and orderly, inside and out.
  • Set up utilities in your name prior to moving in, including electricity, water, gas, and trash.
  • Care for the landscaping and exterior, including the lawn, minor trimming and weeding of shrubs and flowerbeds, sidewalks, exterior light bulbs, and window cleaning.
  • Handle pest control.
  • Complete minor and seasonal maintenance, such as changing light bulbs, furnace filters, refrigerator water filters, and detector batteries, maintaining water softener and purification systems, and keeping vents clean.
  • Comply with local, state, and Homeowners Association (HOA) property codes, rules, and regulations.

Owner Responsibilities

Real Property Management Ventura County and/or the owner of the home you lease are responsible for:

  • Ensuring the rental property is clean, safe, and ready for occupancy.
  • Re-keying all doors leading to the outside for security.
  • Complying with state and federal laws pertaining to required detectors in the home.
  • Providing residents with a copy of applicable HOA rules.

Rent Payment

You’ll receive a login for your own online account where you can pay rent each month. We encourage you to set up automatic, recurring payments to ensure on-time payment and peace of mind.

Maintenance During Your Stay

We want every rental property to stay in great shape, and we encourage you to request maintenance when appropriate to help prevent larger issues or costly repairs. When maintenance or a repair is needed, log in to your online account or call our maintenance hotline.

Moving Out

Moving out can be a busy and sometimes stressful time. Real Property Management Ventura County provides checklists and guides to make your transition smoother, faster, and more organized. A few things to know:

  • You must give proper notice prior to vacating the property, as outlined in your lease.
  • We conduct a move-out inspection only after all of your personal property has been removed and the property is fully cleaned.
  • We consider you still living at the property until you return the keys (and garage door remote, if applicable) to our office. You will not be allowed to re-enter the home after all keys have been turned in.
  • To help us make refunds promptly, review the security deposit section of the Residential Lease Agreement you signed when you moved in. It explains the refund procedure and any additional charges you may incur. The better the condition of the property when you leave, the faster your deposit can be returned to the forwarding address you provide.
  • If you vacate the property before the end of the lease term, you’ll still be responsible for paying the rent for the remainder of the lease, though we’ll do our best to re-lease the property.

Click Apply Online, complete the rental application, and pay the application fee (part 2 of the application) to get in line.

All applications are completed online. Find an available property, click Apply Online, complete the rental application, and pay the application fee (part 2 of the application). Once submitted, your information is attached to that property.

No. A property can only be held once you’ve completed a rental application. As soon as your application is submitted, you’re in line for that home.

Deposit requirements are set per property and are outlined in your lease. Taking good care of the home during your tenancy leads to a faster return of your deposit when you move out.

Some of our homes allow pets, based on the owner’s preferences and insurance. To find a pet-friendly rental, search the available properties and select Pets Allowed under Amenities. Breed and pet restrictions may apply, and everything is spelled out in your lease. See the Pet Information section above for details.

Property owners usually cover the cost of maintenance and repairs. However, if a tenant causes the damage, the tenant is charged for it and the owner is reimbursed.
